I'm a total snake-phobe, much to the dismay of my entire herp-loving family.

Serious question--do you have poisonous snakes on your property and what do you do to protect yourself if you go for a walk to the pond or if you're kids are out playing on the acreage?  Is it ever an issue?

My grandparents lived in Sarasota and my dad had a winter home there for many years, and I saw some snakes at both their places--out on the patio by the pool, in the grass, on the ledge to the ICW.  Kinda spooked me.

Oh I guarantee you there are snakes out there.  Probably some poisonous ones.  It's part of living in FL.  There are 4 species of poisonous snakes in North America.  Florida has all 4. 

You just use your head.  Don't go tromping thru tall grass without tall boots.  Stay away from places where they likely have nests.  If you see one, back away.  We teach the kids these things from an early age.  If we find a dangerous snake it's eliminated with extreme prejudice.  I'm a live and let live guy, except when it comes to things that might try to kill me.

Same rules apply for alligators (however our pond is too small to support one any bigger than maybe 3 feet.)

Framing and elec rough in inspections passed.  Now onto finish electrical, AC work and then drywall.

Oh and they'll be ripping down all the vinyl siding this week as well.

So what good is a home inspector? They take on no responsibilty.  Seems to me if I can't see how can they. Most useless expense and waste of time that I ever saw.

Useful for things like plumbing issues as well as electrical issues.  You can use devices to test for shorts and open circuits etc.  He did get me some other things to look at like only having 2 nails in each wind strap in the attic.  Now they require three.  Things like that.

However I will say when buying a wood home you need to somehow open up the walls.  Otherwise walk away.

What did your bank have to say about this ? How does the bank valuation "expert" not find any of this ?

Get a lawyer and sue the bank for letting the transaction happen.

It was a chimney.  We had the fireplace removed.  Don't really need one in FL and it messed up the flow of the room. It has since been fixed.

Been a while since my last update.

Last week was move in week... It was not 100% ready but our lease on our condo was up.  There are still things to be done (need to finish one bathroom and the garage is a wreck) but we are living in the house.

I will NEVER NEVER NEVER do that again.
